1. Acceptance

These Terms & Conditions ("Terms") govern your use of the website hareaprops.com and any SMS messaging program operated by Harea Properties LLC ("we," "us," "our"). By using this website or opting in to our SMS program, you agree to these Terms. If you do not agree, please do not use the website or opt in to the SMS program.

2. About Harea Properties LLC

Harea Properties LLC is a Georgia limited liability company (EIN 46-3504196) providing acquisition due diligence, property management, and asset management services to real estate investors and owners in Georgia. JB Colletta is the manager. Contact: support@hareaprops.com, (678) 460-6656.

3. SMS messaging program

Our SMS program sends automated maintenance reminders and time-sensitive alerts to current tenants who have opted in via the sign-up form at hareaprops.com/tenant-alerts.html or by another written or verbal consent method recorded by us.

  • Program type: maintenance reminders and alerts (e.g., seasonal HVAC filter changes, freeze-warning spigot covers, smoke-detector battery checks).
  • Message frequency: approximately 4 messages per month, varying by season.
  • Message and data rates: may apply per your mobile carrier plan. Harea Properties LLC is not responsible for carrier charges.
  • Supported carriers: all major US mobile carriers.
  • Opt-out: reply STOP to any message from us to opt out at any time. You will receive a confirmation, and no further messages will be sent to your number.
  • Help: reply HELP to any message from us for support contact information.
  • Eligibility: the SMS program is available only to current tenants of properties managed by Harea Properties LLC. Consent to receive messages is not a condition of any lease, service, or transaction with us.

4. No sharing of mobile information

We do not share your mobile phone number or opt-in data with third parties for their marketing, promotional, or independent commercial purposes. We share your number only with our SMS delivery vendor (currently Twilio Inc.) strictly for the purpose of transmitting messages to you on our behalf. See our Privacy Policy for further details.

5. Accuracy of information

You are responsible for providing accurate information when signing up for the SMS program, including your correct mobile phone number. We are not responsible for messages sent to an incorrect number due to information you provided.

6. Website use

You agree to use hareaprops.com only for lawful purposes. You may not attempt to interfere with the operation of the site, extract data from the site by automated means, or use the site to send unsolicited communications to us or others.

7. Disclaimers

The website and SMS program are provided on an "as is" and "as available" basis. We make no warranty that messages will be delivered without interruption or error; message delivery depends on your mobile carrier and network conditions outside our control. Time-sensitive alerts (e.g., freeze warnings) are provided as a courtesy and do not replace your own judgment or your obligations under your lease.

8. Limitation of liability

To the maximum extent permitted by law, Harea Properties LLC is not liable for any indirect, incidental, special, or consequential damages arising out of your use of the website or the SMS program, including any damage resulting from failed or delayed message delivery.

9. Changes to these Terms

We may revise these Terms from time to time. The "Last updated" date at the top of this page reflects the most recent revision. Continued use of the website or the SMS program after a revision means you accept the updated Terms.

10. Governing law

These Terms are governed by the laws of the State of Georgia, without regard to conflict-of-laws principles. Any dispute arising out of these Terms shall be resolved in the state or federal courts located in Fulton County, Georgia.
