1. Who we are

Harea Properties LLC ("we," "us," or "our") is a Georgia limited liability company (EIN 46-3504196) providing acquisition due diligence, property management, and asset management services to real estate investors and owners in Georgia. JB Colletta is the manager. This privacy policy explains what personal information we collect, how we use it, and the rights you have.

2. Information we collect

We collect only the information necessary to provide property management services and, if you opt in, to send you SMS maintenance reminders:

  • Name and mailing address — collected during the lease application and tenancy.
  • Mobile phone number and email — collected if you opt in to text or email communications from us.
  • Payment information — for rent processing, handled by our third-party payment processor. We do not store card or bank details on our own systems.
  • Maintenance request details — descriptions of maintenance issues and the responses you send when we ask about scheduled maintenance items (e.g., "DONE").

3. How we use your information

We use the information you provide to:

  • Manage your tenancy and communicate with you about your unit.
  • Send you SMS or email reminders about seasonal maintenance items that are your responsibility under the lease, if you opt in.
  • Coordinate maintenance visits and emergency service.
  • Process rent and account matters.
  • Meet legal and contractual obligations related to your tenancy.

4. SMS messaging privacy

If you opt in to receive text messages from Harea Properties LLC by submitting the form at hareaprops.com/tenant-alerts.html or by other written consent, the following applies:

  • Message frequency: approximately 4 messages per month, varying by season.
  • Message and data rates may apply per your mobile carrier plan.
  • Reply STOP at any time to opt out. Reply HELP for help.
  • We do not share your mobile phone number with any third parties for their marketing, promotional, or independent commercial purposes. We share it only with our SMS delivery vendor (currently Twilio Inc.) strictly for the purpose of transmitting messages to you on our behalf.
  • Your mobile opt-in data — including your phone number and the fact of your consent — is not sold, rented, leased, or otherwise disclosed to any third party for their marketing use.

5. How we share information

We share personal information only in these limited situations:

  • Service providers who help us operate the property (e.g., licensed maintenance contractors, our SMS vendor, our payment processor), and only the minimum information required for their task.
  • Property owners whose units we manage — for tenancy-related information about their own property.
  • Legal obligations — where required by law, court order, or to protect the rights, property, or safety of Harea Properties LLC or others.

We do not sell your personal information. We do not share your mobile number with third parties for their independent use.

6. How long we keep information

We retain personal information for as long as you are a tenant and for a reasonable period afterward as required for accounting, tax, and legal purposes. Mobile opt-in records are retained for as long as you are opted in, plus a reasonable period thereafter to demonstrate compliance with consent requirements.

7. Your choices

  • SMS opt-out: reply STOP to any message from us. You can also email support@hareaprops.com to be removed.
  • Correction: if any information we have about you is inaccurate, email us and we will correct it.
  • Access: you may request a copy of the personal information we hold about you.
  • Deletion: you may request deletion of your information, subject to any legal or contractual retention obligations.

8. Children's privacy

Our services are not directed to children under 13, and we do not knowingly collect personal information from children under 13.

9. Changes to this policy

We may update this privacy policy from time to time. The "Last updated" date at the top of this page reflects the most recent revision. Material changes will be communicated to current tenants via email.
